Construction has commenced for the first stage of SOHO by Yareal
Yareal has just launched construction of the SOHO 18 residential building, the first to be developed as part of the SOHO by Yareal mixed-use residential project located in Warsaw’s Praga Południe district.
SOHO 18 will consist of 131 flats of different sizes, ranging from 30 sq. m. studio apartments to 2-, 3- and 4-bedroom units spanning over 100 sq. m. SOHO by Yareal will be situated on brownfield land in the Kamionek neighborhood in Warsaw’s Praga Południe district, at the corner of Żupnicza and Chodakowska Streets. This project is a vital element of a wider urban renewal scheme for this part of the city. Unibep S.A. has been selected as the general contractor for SOHO 18.
Although construction of SOHO by Yareal has just begun, over 40 percent of the investment’s apartments have already been sold. SOHO 18, designed by the prestigious Hermanowicz Rewski Architekci studio, blends in seamlessly with the residential and historic industrial buildings surrounding the SOHO by Yareal complex. An urban development plan for this entire area was created in consultation with Warsaw’s authorities as well as the city’s Historic Preservation Officer, thanks to which this unique architectural concept spanning over 5 hectares and bounded by Mińska, Chodakowska, Żupnicza and Bliska Streets will be a perfect fit into the district’s urban fabric, complimenting historic loft buildings hidden amongst modern residential and retail architecture. Ultimately, SOHO by Yareal is to become a multi-purpose and diverse building complex that offers comfortable living conditions as well as opportunities for residents to spend their time in an attractive metropolitan setting.
“The multi-stage project will combine post-industrial elements, that this particular area is well known for, with modernist design. In the future, SOHO by Yareal residents will have direct access to an internal linear park surrounded by apartments, gardens and recreational areas, as well as multiple service and retail points that will enrich the district’s current cultural, artistic and restaurant offer. The SOHO 18 residential building is the first stage of a project creating a multi-purpose urban complex that will comprise of historic post-industrial landmarks, current residential architecture and future stages of the SOHO by Yareal investment” – explains Jacek Zengteler, Yareal Polska Board Member and the head of the Department of Housing Investment.
The entrance to the mainly south- and west-facing Soho 18 building will lead through an impressive, irregularly-shaped, two-story lobby and reception area. Cascading balconies and terraces will culminate at a linear park that will include sport and recreation areas and as well as playgrounds for children. The modernist character of SOHO 18, inspired by its surrounding loft buildings, will be expressed by the use of industrial materials such as raw concrete, Corten steel as well as steel finishes.
Under the requirements of sustainable building, SOHO 18’s location and its surrounding public transport amenities had an impact on the investment’s evaluation. The building itself, as well as the entire complex, will be BREEAM certified which signifies their compliance with the highest green building standards and confirms the use of environmentally-friendly solutions. Moreover, every owner of a SOHO 18 apartment will receive a cutting-edge smart home starter pack which will include wireless systems for remote home management by leading smart home solutions manufacturer FIBARO. Residents can also get to Warsaw’s city center, which is located just 5 km away, by using one of the urban trains departing from the nearby Warsaw Wilenska Station, or via the recently extended second line of the Warsaw Metro.
